Cardinal Appraisal Service provides honest and ethical appraisals for Saint Charles County

For honest and ethical appraisals, count on Cardinal Appraisal Service

We think of our business as a profession. The rigors of becoming a licensed appraiser have become more difficult than ever before. That's why it goes without question in this day and age that real estate appraisal can unquestionably be dubbed a profession as opposed to a trade. As with any profession we are bound by ethical considerations.

An appraiser's main obligation is to their client. Typically, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has contracted in order to maintain independence. Certain details pertaining to an assignment are to be shared exclusively with the appraiser's client. As a homeowner, if you would like to obtain a copy of the appraisal document, you generally should get it through your lender.

Other obligations include numerical accuracy depending on the assignment's nature, attaining and sustaining a particular level of competency and education, and of course, the appraiser must behave in a professional manner. Maintaining high ethics is standard operating procedure for us at Cardinal Appraisal Service.

Appraisers can also have fiduciary obligations to third parties, including homeowners, both sellers and buyers, or others. Generally the third parties are specifically defined in the appraisal report. An appraiser's fiduciary roll is limited to those third parties who the appraiser knows, based on the scope of work or other written parameters of the job.

Cardinal Appraisal Service has worked hard for its track record for producing competent and ethically superior appraisals. Contact us today to learn more.

There are also ethical duties that have nothing to do with clients and others. For example, appraisers must store their work files for at least five years - at Cardinal Appraisal Service you can rest assured that we stick to that rule.

We only perform to the highest ethical standards possible. Accepting orders based on contingency fees is never an option. In other words, we don't agree to do an appraisal report and collect payment on the contingency of the loan closing. Anyone should be able to see that fabricating a home's value to achieve a higher fee is unethical! We set ourselves to a higher standard.

Finally, the Uniform Standards of Professional Appraisal Practice explicitly states a violation in ethics as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We follow these rules to the letter which means you can be assured we are working hard to get you an accurate home or property value.

As soon as you order an appraisal from Cardinal Appraisal Service, we'll make sure you're getting the professional service you expect along with the business principles we're known for.
